A proposal to clear the way for a new Clean Freak Car Wash in Maricopa is up for a vote Monday, when the city’s Planning & Zoning Commission considers a rezoning request for a 1¼-acre site near Honeycutt and Porter Roads.
The Scottsdale-based company is seeking to convert the parcel from county general business zoning to the city’s general commercial zoning, a change the application says would bring the property “into full conformity with the city’s municipal code.”
The request marks Clean Freak’s first formal step since April 2024, when InMaricopa first reported the company’s interest in opening a Maricopa location. Early plans called for a 130-foot wash tunnel, 18 vacuum stalls, three pay stations and two pre-wash stations. The car wash would operate daily from 7 a.m. to 7 p.m.
Two residents attended a neighborhood meeting last month, raising concerns about potential noise, nearby apartment construction and whether the city needs another car wash. The Honeycutt and Porter intersection touches the Glennwilde, Homestead, Province and Seven Ranches neighborhoods.
In recent months, those concerns played out just 1 mile south of the proposed Clean Freak site on Porter Road.

In June, the Planning & Zoning Commission deadlocked 3–3 on a rezoning request for a Terrible’s gas station at nearby Bowlin and Porter Roads, a tie that prevented the developer from adding a car wash to its plan. Residents cited many of the same issues raised at Clean Freak’s November meeting, especially noise and traffic near neighborhoods and schools.
Three months later, the commission approved a rezoning request that cleared the way for a Terrible’s gas station — strictly sans car wash.
If commissioners recommend approval on Monday, Clean Freak’s rezoning request will also move to the City Council for a Jan. 20 vote. Detailed site plans would follow as part of the city’s permitting process.
Meanwhile, Clean Freak is not the only operator positioning for a foothold in the city. In June, Super Star Car Wash released new architectural renderings for a proposed location at John Wayne Parkway and Honeycutt Avenue. The two newcomers are vying to become the next brand to enter the market after Dash Car Wash acquired both Fast & Friendly Express locations earlier this year amid accusations of scamming customers.
