Here are the numbers for the City of Maricopa as we begin November 2026. As always, these numbers focus on homes in HOA subdivisions since the non-HOA areas are so diverse.
There are currently 671 homes available for sale, with another 135 under contract.
Of those 671 homes, 228 are brand-new or spec homes. That’s about 34% of everything available! Builders are offering some pretty significant incentives right now, which makes it even harder for resale homes to compete.
Only 66 of the available homes have a private pool. That’s less than 10% of the market, which really limits the choices for buyers who must have a pool.
Least expensive home: $229,500
40202 W. Mary Lou Drive in Desert Passage. 2 bedrooms, 2 bathrooms plus den, 1,320 square feet, new appliances, quartz countertops, washer/dryer included and a community pool.
Most expensive home: $759,900
40438 W. Hall in The Lakes at Rancho El Dorado. 5 bedrooms, 3 bathrooms, 2,386 square feet, double RV gate, heated saltwater pool, spa, outdoor kitchen and plenty of interior upgrades.

What’s happening with prices?
The average asking price of a Maricopa home is currently $362,139, with an average price per square foot of $181.
The average seller has reduced their asking price by $20,815 since originally listing, and homes are spending an average of 90 days on the market.
Those numbers tell you quite a bit about where the market stands right now.
One trend I’m really watching: Short sales
One thing that stands out to me is the increase in short sales over the past few years.
2023 – 4 short sales sold
2024 – 7 short sales sold
2025 – 14 short sales sold
2026 – 24 short sales sold through October
And as we begin November, there are currently 38 active short sale/pre-foreclosure listings on the MLS.
For those unfamiliar with the term, a short sale generally happens when a homeowner sells for less than what is owed on the mortgage, with the lender’s approval.
We’ve gone from just 4 short sales closing in all of 2023 to 24 already closing in the first 10 months of 2026. That’s a pretty significant change and something I’ll continue watching.
My thoughts on the market
Overall, Maricopa is definitely a buyer-advantaged market right now.
Not only are sellers competing with hundreds of other resale homes, but roughly one-third of the available inventory is new construction. Builders can sometimes offer tens of thousands of dollars in incentives that individual sellers simply can’t match.
Buyers have plenty of choices and room to negotiate. Sellers need to understand the competition and price their homes accordingly.
Of course, every subdivision is different, and what’s happening in one neighborhood may not be happening in another.
If you have questions about your particular neighborhood, want to know what homes are actually selling for, or would like specific comps, feel free to comment or reach out.
