5 apartment buildings, business plaza proposed at 7 Ranches

A mixed-use development has been proposed for Maricopa’s Seven Ranches, the second such development in that neighborhood in the last six months, according to public records released yesterday to InMaricopa. 

Maricopa-based EPTA Construction submitted pre-application paperwork for an apartment complex and a business plaza called Jericho Estates on the southwest corner of Gunsmoke and Seven Ranches Roads, according to the records. 

A project narrative states the developer plans to build 14 suites and five apartment buildings on the 2½-acre lot. It would sit across from Mount Moriah Church on the city’s fast-growing East Side.  

The business suites would sit on the eastern side of the parcel, while 24 apartments would be split between the five buildings on the western side.  

A developer late last year made a similar proposal at Santi and Jericho Roads, ⅓ mile to the southeast. That submission proposed a 20-suite business plaza with 41 townhomes nearby, but the developer was not named. 

Earlier this year, Heritage Academy proposed building an elementary school southwest of the parcel for up to 750 students.
