TownePlace Suites proposal clears first hurdle in Maricopa

Maricopa’s Planning & Zoning Commission advanced a proposal that could move forward construction of a new hotel along Maricopa-Casa Grande Highway.

The commission unanimously recommended approval of a planned area development request by Scottsdale-based VESPRO to modify design standards on 2⅓ acres, increasing the allowable building height from 35 to 60 feet. The proposed TownePlace Suites by Marriott hotel, however, is planned at four stories, or 42 feet.

The developer expressed interest in November in building the hotel at Maricopa-Casa Grande Highway and Stonegate Road. If built, it would become Maricopa’s second hotel within city limits.

Maricopa City Council is scheduled to vote on the request at its April 21 meeting.

Commissioners also unanimously recommended approval of a zoning map amendment tied to the Hartman Ranch area that would convert 195 acres on Maricopa’s east side from single-family residential to planned area development zoning. The change would also shift 9 acres in the southwest portion of the site from commercial to master planned community.

Some commissioners previously raised concerns about the loss of commercial land when the item first appeared last June, concerns that were echoed by a member of the Hartman family. Those concerns were ultimately tempered ahead of the vote.

Plans for Hartman Ranch allow for up to 826 homes at full buildout, revising a 17-year-old development plan to better match current housing demand in Maricopa.

General plan’s first public hearing

The commission also held its first public hearing on Maricopa’s General Plan update, the first of three hearings and a city council work session before the plan is sent to voters for ratification in November.

After staff outlined updates to the document, including resident feedback prioritizing transportation, economic development and diverse housing options, no public comments were made by the small group of attendees, comprised of residents and city council candidates.

The next public hearing is scheduled for April 27 at Maricopa City Hall, tentatively set for 6 p.m. The updated plan is available at MaricopaGP.com.

  1. Wow a TownePlace is coming. What wonderful news, finally a place for the towns drug addicts to hang out and commit crimes, with their visiting friends. It would be nice to see the town become capable of attracting a Hilton or an actual Marriott.

  2. Why do we “need” hotels in Maricopa when there’s literally nothing here to attract….anyone? Pretty sure there’s loads of snowbirds/tourists just dying to see our 80th Starbucks located inside of our 50th McDonalds right next door to our 30th Panda Express, right?

    Man this town planning is embarrassing

    1. There’s always people who need some rest while traveling or perhaps are visiting family/friends from elsewhere. I do agree that there isn’t anything here, though.

    2. Just because nobody wants to visit you in your doublewide doesn’t mean the rest of us don’t have visitors that prefer hotel accommodations.
