If at first you don’t succeed, shuffle around a few fuel pumps, add a couple of Palo Verdes and try again. It worked for a business that was rejected by the Maricopa Planning and Zoning Commission just last month.
Commissioners unanimously voted last night to approve the second rezone request from Las Vegas-based Terrible’s for a proposed gas station, convenience store and car wash on the southeast corner of Bowlin and Porter Roads.
The vote came after developers showed off a subtle yet impactful redesign of the site, which reduced the number of gas pumps from 20 to 14, moved the car wash tunnel and added more landscaping.
Developers removed one of two planned sets of gas pumps and shifted the accessory car wash to sit south of the convenience store. To appease the board, the developers needed the dryers and vacuums, arguably the “noisiest parts of the car wash,” to face Porter Road.
They also added a sound abatement wall and significantly more landscaping to help reduce noise for residents living nearby, who spoke publicly against letting the brand add a car wash to its previously approved pumps and store.
Board members commended the developers for “listening to the community” and delivering “a viable option,” as stated by Commissioner Bill Robertson.
This is the second time Terrible’s attempted to rezone the 3⅓-acre parcel from neighborhood commercial to general commercial to allow the car wash on the site.
Their previous attempt last month failed when the zoning board split 3-3 on the request, with Commissioners Robertson, Robert Klob and Maurice Thomas voting against the motion.
Maricopa City Council members are expected to approve the rezone request at their regular meeting later tonight, meaning developers will start preparing for the next steps in the construction process.
