New industrial park planned on Porter Road, Sonoran Desert Parkway

Project would bring eight buildings to vacant corner site

A new light-industrial project is proposed along Porter Road and Sonoran Desert Parkway, with plans showing nearly 97,000 square feet of industrial space across eight buildings.

According to a project narrative submitted for 16700 N. Porter Road, 10th Place Properties LLC is proposing to develop a 7½-acre site with a multi-purpose industrial project. The site’s current zoning is listed as a mix of general and neighborhood business. 

The proposal describes a mix of small-bay industrial space and freestanding industrial buildings that would be available for lease or purchase. Possible uses listed in the narrative include office, retail, light manufacturing and distribution.

A preliminary site plan dated April 13 labels the project as “Maricopa Industrial Park” and shows eight light-industrial buildings spread across the site.

Four of the buildings are listed at 6,016 square feet each. Two more are shown at 13,379 square feet each. The largest building on the east side of the property is marked at 26,667 square feet, while another standalone building at the southwest corner is listed at 19,440 square feet.

Altogether, the site plan shows 96,929 square feet of light-industrial space.

The layout also includes internal drive aisles, loading areas, perimeter parking and a retention basin. The project site fronts North Porter Road, with existing residential development immediately to the west near North Loma Drive.

The documents describe the project as a flexible industrial development rather than a single-user site, leaving room for multiple tenants or buyers and a range of potential business types if the project moves forward.

The Porter Road proposal is far smaller than the 680-acre “Maricopa Business Park” planned near Maricopa-Casa Grande Highway and White-and-Parker Road, where developers last year outlined roughly 9.5 million square feet of industrial space in the city’s so-called Industrial Triangle.
