More than six months after breaking ground, the long-awaited Palomino Ranch development on Papago Road is moving ahead with fresh designs and new home details.
Builder Century Communities has submitted updated housing plans for two collections, featuring 10 single-family models, in the 634-home subdivision. The floorplans span from about 1,500 to 2,800 square feet, with one- and two-story options that include three to four bedrooms, two to two-and-a-half bathrooms and two-car garages.
Each home will reflect one of three architectural themes: Spanish, farmhouse or “modern prairie.” Renderings show the styles will be defined by exterior details such as batten board siding, arched entries and theme-specific garage doors.
Palomino Ranch began construction in December just north of Papago Road, between White and Amarillo Valley roads. It’s one of about a dozen long-delayed subdivisions in the area — sometimes called “zombie developments” — that were approved more than 20 years ago but never built.
Another is Eagle Wing, a planned neighborhood along Maricopa-Casa Grande Highway. It was approved to build more than 7,000 homes near White and Parker Road starting in 2010 with plans dating back to at least 2005. The project is still considered viable, even though construction never began.
Located west of Amarillo Creek and across from the Raceway Bar and Grill, the 184-acre Palomino Ranch project — not to be confused with the nearly identically named Palomino Ridge, another new subdivision that recently broke ground inside city limits, InMaricopa reported yesterday — is being developed by Citrus and Lower Buckeye LLC.
One phase will contain 148 homes on 45-by-115-foot lots, while the other will have 106 homes on larger 60-by-120-foot lots.
A Century Communities employee working a hotline to join the Palomino Ranch interest list today said the builder will debut four communities in the West Valley and San Tan Valley ahead of the Maricopa development. When asked when the public could tour a model home or schedule a presale appointment, the employee said: “It won’t be any time this year.”
The subdivision is part of a broader wave of growth in the area. Just one block south, the 1,519-home Sunset Canyon community was approved in December. And Verida, another nearby development, began construction around the same time.
Palomino Ranch was among several parcels included in Maricopa’s recent pre-annexation agreements designed to expand city services, including fire protection, to areas south and east of the current city limits. The project received final plan approval from the Pinal County Board of Supervisors in September.
Also planned for the neighborhood are a school, park and commercial zone, according to developer Rust Land Management of Phoenix.
“This development represents a significant step toward meeting the growing demand for quality housing in Pinal County, offering families an opportunity to settle in a thoughtfully planned and vibrant community,” said the developer in a statement earlier this year.
Currently, there are twice as many home sellers compared to home buyers in Maricopa, according to The Cromford Report.
