Industrial Triangle to move forward with $29M in land sales

In an upcoming special meeting on Monday, announced this morning, Maricopa City Council will authorize a land sale and purchase of new land to sell for its Industrial Triangle project.  

The first action the city council will take is to approve the sale of land to Hollywood, Calif.-based Redevco Solutions.  

Redevco is part of the coming industrial park along Maricopa-Casa Grande Highway and White and Parker Road, along with Rail Industrial Partners.

The city will be selling approximately 116 acres of land to Redevco for almost $12 million. 

After voters in July approved Proposition 482 — a primary ballot measure that allowed the city to sell 728 acres of its property — the city awarded a 680-acre bid to Rail Industries and Redevco for more than $66.6 million. 

The business park is estimated to have a total investment of $1.4 billion, will constitute 6 million square feet and be rail-served. It is also anticipated that the park could bring as many as 36,000 jobs to the area over time and contribute to the city possibly reaching 1 million in population at full buildout.

During the same special meeting on Monday the city will purchase about 194 acres of land from the Smith family that is going into escrow at the northwest corner of Steen and White and Parker Roads. The city will purchase the land for some $17 million. 

Early this month the Smith family announced they would be donating the family’s estate, 20864 N. Smith Farms Road, to the city to become a “historical facility.” This was following the passing of John Smith, a Maricopa pioneer and farmer, on Sept. 1.  

After the approval of that agenda item there will be a public hearing and resolution to integrate the land into the Industrial Triangle project’s master plan area, a city official said. 

In July, Chief Strategy Officer Rick Horst and Chief Economic Development Officer Christian Price announced two large firms interested in planting roots in the Industrial Triangle.  

At the time, Cleveland-based Envision Water Services wanted to invest $64 million for a mixed waste processing facility where materials would be recovered for new product manufacturing.  

The other company to express interest was the San Diego-based Prescott Composites, which proposed investing $1.8 billion to produce waste-to-energy, plus graphite and graphene materials used in battery components.  

The special meeting will start at 5 p.m. on Monday in the council chambers, 39700 W. Civic Center Plaza in the City Center.
